1518 Makaloa Street – Advertisement
This announcement is published pursuant to affordable housing requirements set forth in Resolution 17- 333, CD1, FD1
administered by the City & County of Honolulu (“City”), to inform prospective renters that Azure Ala Moana LLC, a limited
liability company (“Developer”), will be offering 78 affordable rental units in a condominium project at 1518 Makaloa
Street, Honolulu, Hawaii 96814 ( “Project”). The land on which the Project is located is identified by Tax Map Key No. (1)
2-3-021:046. The rental units will be available to any qualified resident subject to occupancy, income, and other eligibility
requirements, pursuant to the Rules to Implement City’s Affordable Housing Requirements, effective March 31, 2019
(“Affordable Housing Rules”). More information about eligibility requirements is available in the Developer’s rental housing
application materials. The rental units being marketed are as follows:

* The areas listed above are in square feet and have been rounded to the nearest whole square foot and may differ
slightly from the areas described in the Public Report for the Project.
** The maximum monthly rent listed above are current as of the date of this published announcement. The affordable
rental units include a refrigerator, microwave, stove cooktop, and air conditioner.
Qualification to Rent a Housing Unit
Developer will offer rental units in the Project to prospective occupants who meet all of the following eligibility
requirements:
1. Be a citizen of the United States or a resident alien;
2. Be at least eighteen (18) years of age;
3. Be domiciled in the State of Hawaii and have a bona-fide intent to physically reside in the affordable housing unit
for the duration of the lease agreement;
4. The total gross household income shall not exceed the unit’s designated income limit;
5. Have sufficient gross household income, as determined by the City’s approved agent, to demonstrate an ability to
pay rent and meet any additional criteria established by the City for the respective rental housing development for
which the applicant is applying;
6. Be a person or household member who does not own, for the duration of the rental period, a majority interest in
fee simple or leasehold lands suitable for dwelling purposes. The City may determine on a case-by-case basis that
ownership of a majority interest in fee simple or leasehold land be allowed under extreme hardship;
7. The total net available household asset shall not exceed the unit’s designated income limit as adjusted by the
household size. The City may determine on a case-by-case basis to waive this requirement if there has been an
extreme hardship or rental units are provided to City- supported special needs recipients; and
8. On a case-by-case basis, the eligibility requirements for affordable rental units may be waived by the City for rental
units provided to City-supported special needs recipients, such as the elderly, disabled persons, or victims of
domestic violence. Eligible recipients or units must be under government organization or monitoring and comply
with the intent of the Affordable Housing Rules.
All eligible residents of the City and County of Honolulu shall have fair and equal access to apply for an affordable
housing unit.
Maximum Household Income Limits
In addition to the foregoing eligibility requirements, the gross household income of a Qualified Person renting an
Affordable Housing Unit shall not exceed eighty percent (80%) of the Area Median Income (AMI), as set forth in the table
below. For purposes of this requirement, gross household income means the total annual income, before taxes and
personal deductions, received by all members of the applicant’s household, including, but not limited to, wages, social
security payments, retirement benefits, unemployment benefits, welfare benefits, interest and dividend payments.

Occupancy Requirements
Studio 1-2 persons
1-bedroom 1-3 persons
The occupancy requirements may be modified if affordable rental units are unrented or for the allowance of a live-in aide,
subject to written approval by the City.
Affordable rental units shall be occupied as the renter’s principal residence and shall not be subleased during their lease
agreement period. The City, developer, or City’s authorized agent shall have the right during the restriction period to
verify owner occupancy of the principal residence.
Qualification and Unit Selection Process
The 78 affordable rental units in the Project will be offered for rent to qualified applicants first on a lottery basis, and if
there are affordable rental units that are unrented after the Developer exhausted the list of applicants selected based on
the initial lottery, eligible renters may then be selected on a first-come, first- served basis, unless otherwise approved
by the City. The affordable rental unit shall be occupied by the qualified occupant. To be eligible to participate in the
selection, applicants must submit a completed rental housing application to Hawaiian Properties, Ltd 1165 Bethel Street,
2nd Floor Honolulu, HI 96813. The application period will be from February 1, 2021 to May 31, 2021. A rental housing
application package shall include the following documents, all of which must be fully completed by all prospective
occupants:
1. Affidavit of Eligibility for City-Regulated Affordable Housing Units
2. Application for City-Regulated Affordable Housing Units
Rental housing application packets may be obtained from Hawaiian Properties, Ltd 1165 Bethel Street, 2nd Floor,
Honolulu, HI 96813 and online at www.1518Makaloa.com starting February 1, 2021 at 9:00 a.m. Prospective renters
should carefully review the information contained in the rental housing application packet to determine whether all
eligibility requirements are met. Applicants may direct questions to Mr. Benjamin Voss at benjaminv@hawaiianprop.com.
The earliest date that completed rental housing applications will be accepted is March 1, 2021, to Hawaiian Properties,
Ltd, 1165 Bethel Street, 2nd Floor, Honolulu, HI 96813. Applications may be hand-delivered between the hours of
9:00 a.m. and 4:00 p.m., Monday to Friday to the office, or submitted online or postmarked between March 1, 2021 and
June 30, 2021. Rental housing applications for initial lottery selection of units will not be accepted prior to March 1, 2021
and after June 30, 2021. Only substantially completed applications will be accepted. An initial application fee of $30
is required upon submittal of complete application. Applicants determined to be ineligible because of income limits or
other eligibility requirements will be notified and may be placed on a waiting list should income eligibility requirements
change.
Only qualified applicants who have submitted a completed rental housing application with all the required supporting
documentation (as listed in the application) by an initial deadline of June 30, 2021 at 4:00 p.m. will be eligible for initial
lottery unit selection process. Following an initial lottery unit selection process of completed applications received,
qualified applicants will be assigned a unit selection number that establishes the sequence in which prospective
occupants will be able to select an affordable rental housing unit. Unit selection will commence on August 2, 2021 at
12:00 p.m. A review fee of $75 is required from all applicants upon lottery unit selection.
As units become available and after the list of applicants selected by lottery is exhausted, qualified applicants will be
eligible to select a rental housing unit in the order in which completed applications are received. This process shall
continue until all affordable rental units in the Project are occupied.
Qualified applicants must submit an initial reservation deposit in the amount not to exceed one-half (50%) of one month
rent, which will be required to be paid at the time of unit selection and upon executing a
rental contract for an affordable rental unit, and one-half (50%) of one month rent which will be required to be paid at the
time when first month rent is due, making up total of one month rent as the security deposit.
This Announcement is intended to comply with the terms and provisions of the Affordable Housing Rules. To the extent
of any conflict between this Announcement and the adopted Affordable Housing Rules, the Affordable Housing Rules
shall prevail.
