TERMS OF SALE: No upset price. Property is being sold in ‘AS IS" condition at public auction with ten percent (10%) of the highest bid payable in cash, cashier’s check or certified check at close of auction. Balance payable in cash, cashier’s check, or certified check upon delivery of title. Potential bidders must provide the ability to comply with the ten percent bid prior to participating in the auction. Buyer shall pay all costs of closing including conveyance documents, recordation fees, conveyance taxes and escrow fees upon closing. Real property taxes shall be prorated at the date of conveyance of title. The buyer shall be responsible for securing possession of the property. ALL TERMS AND CONDITIONS OF THE SALE ARE SUBJECT TO COURT CONFIRMATION.

The property will be open and available for inspection on Sundays, July 26 and August 2, 2026 from 1:00pm to 4:00pm
The public auction shall be held on Tuesday, August 18, 2026 at 12 Noon at the Ewa end of the front entrance to the First Circuit Court, 777 Punchbowl Street, Honolulu, Hawaii 96813
