NO UPSET PRICE: The property to be sold at public auction in “AS IS” condition to the highest bidder. Highest bidder required to pay ten percent (10%) of the bid price in cash or certified/cashier’s check at close of auction and to pay balance upon tender of documents transferring title. Prior to bidding, each person must show his/her ability to pay the down payment. Buyer shall pay all costs of conveyancing, recordation fees, conveyancing taxes, and other closing costs and be responsible for securing possession of the property upon recordation including cost of eviction. The sale of the property shall be subject to any liens for taxes and assessments lawfully imposed by governmental authority against the property and any mortgage of record that was recorded prior to the recordation of a notice of lien by the association.
