NO UPSET PRICE: The property to be sold at public auction in “AS IS” condition to the highest bidder. Highest bidder required to pay ten percent (10%) of the bid price in certified or cashier’s check at close of auction and to pay balance upon tender of documents transferring title. Prior to bidding, each person must show his/her ability to pay the down payment. The sale of the property is subject to any senior lien for taxes and assessments lawfully imposed by government authority and mortgages that were recorded prior to the recordation of the Association’s lien as well as any outstanding property taxes. Securing title insurance and/or financing may not be deemed to be a condition to closing. Buyer shall pay all costs of conveyancing, recordation fees, conveyancing taxes, and other closing costs and be responsible for securing possession of the property upon recordation including cost of eviction.
