TERMS OF SALE: NO UPSET PRICE. Property sold in “as is” condition to the highest bidder. Ten percent (10%) of the highest bid is payable by certified or cashier’s check at the close of auction. Balance payable upon delivery of title. Potential bidders must be able to provide proof of their ability to comply with the 10% of bid requirement prior to participating in the public auction. The balance must be paid concurrently with the delivery of the documents transferring title. The use of escrow is required. Purchaser shall pay all closing costs including escrow fees, conveyance and recordation fees. Neither the availability of title insurance nor securing possession of the property shall be a condition of closing.
