The property will be sold in "AS IS" condition at public auction with 10% down in cashier’s or certified check or cash at the close of auction and the balance payable upon delivery of title. 10% down payment may be forfeited if purchaser is unable to close the transaction. Purchaser will pay for all recording and escrow fees, conveyance documents, conveyance tax, all other closing cost and any special assessments, which may arise under Hawaii Revised Statue 514B-146 Et. Seq., and will be responsible for securing possession of the property. Neither availability of title insurance nor securing possession of property shall be a condition of closing.
