The property will be sold at public auction in "as is" condition without any warranties as to title or possession and subject to possible prior liens of record. The successful bidder shall pay 10% of bid by cash, cashier’s or certified check at close of auction and the balance of purchase price upon court approval and confirmation of sale and tender of title. Potential bidders must provide proof of ability to comply with 10% of bid requirement prior to participating in the auction.
