NOTICE OF EXECUTION SALE

IN THE CIRCUIT COURT OF THE FIRST CIRCUIT, STATE OF HAWAII

CIVIL NO. 15-1-1314-07 KKH

Under and by virtue of the ORDER GRANTING PLAINTIFF ROBERT WONG BY MOTION FOR PARTIAL SUMMARY JUDGEMENT AND FOR WRIT OF EXECUTION AGAINST DEFENDANT AWAN STEVEN VILLA, et al. issued out of the above-entitled cause on September 11, 2017 and that AMENDED JUDGEMENT issued on August 27, 2018 and Writ of Execution issue on October 10, 2018, I will offer for sale at public auction to the highest bidder, at the Circuit Court of the First Circuit, Kaahamanu Hale, 777 Punchbowl Street, Ewa lanai on First Floor, Honolulu, Hawaii 96813 on Wednesday, January 16, 2019, at the hour of 12 o’clock noon, all of the right, title and interest of AWAN STEVEN VILLA in and to that certain real property located at 91-1772 Pualoalo Place, Ewa Beach Hawaii 96706 TMK: (1) 9-1-089-053, consisting of 1,248 sq. ft., 4 bedroom, 2 bath, more or less, or so much thereof as may be found necessary to satisfy that certain Amended Final Revised Judgment dated August 27, 2018, entered in this case in favor of Plaintiffs, and against Defendant AWAN STEVEN VILLA for $244,533.55,. I reserve the right to reject all bids. Ten percent (10%) of the bid price for the sale shall be payable in cash in United States legal tender at the fall of the hammer, payable to the Law Offices of Leu Okuda & Doi, and the balance due by no later than the date of Court confirmation of the sale and the delivery of the Sheriff’s Deed; buyer or buyers shall take delivery on that date at buyer’s or buyers’ sole cost and expense. In the event the successful bidder fails to close by the indicated date, said bidder will forfeit the deposit. In lieu of cash in United States tender or certified check, Plaintiff above-named may bid the value of the Judgment(s) and any interest thereon at the time of sale, and use said value as good consideration for the down-payment required above. The property will be sold "AS IS" subject to liens and encumbrances thereof, if any, and there shall be NO WARRANTY OF TITLE, express or implied. Only the rights, titles and interest of the named Defendants are to be sold and conveyed.
