Association of Apartment Owners of Tropicana Village-Aiea Phase II and III, as Lienholder, gives notice of the POSTPONEMENT of the public sale of the fee interest in Apartment No. 47-3 of Tropicana Village-Aiea Phase II and III condominium project, 98-500 Kaonohi Street, Apt. 47-3, Aiea, Hawaii 96701 (TMK No. (1) 9-8-040-002; C.P.R. No. 0079), from August 24, 2018, at noon, to September 28, 2018, at noon at Hawaii State Capitol, 415 S. Beretania Street, Honolulu, Hawaii 96813 (Rotunda area on the steps leading down to the Queen Liliuokalani Statue). Owner: Koji Higa. As of May 22, 2018, the amount owed to the Association is $14,203.94. Prior lienholders: Wells Fargo Bank, N.A. This information is not guaranteed and interested bidders are to do their own due diligence. Terms of the sale: (1) no upset price; (2) sold strictly in an “as is” condition and “subject to” any prior liens and outstanding real property taxes; (3) sold without covenant or warranty, express or implied, as to title, possession or encumbrances; (4) prior to auction, interested bidders must show proof that they have 10% of their intended maximum bid in cash or by cashier’s or certified check; (5) at close of auction, highest bidder must pay 10% of the bid price in cash or by cashier’s or certified check and the balance of the bid price shall be paid within 20 days of the auction; (6) the Association may credit bid; (7) there shall be one publication of this notice in the newspaper and publication of the notice and any amendments to the notice at and (8) the sale may be postponed from time to time by public announcement and a postponement notice published at with copies sent to the persons entitled to notice under HRS Section 667-92. THE DEFAULT UNDER THE ASSOCIATION DOCUMENTS MAY BE CURED NO LATER THAN THREE BUSINESS DAYS BEFORE THE DATE OF THE PUBLIC SALE OF THE UNIT BY PAYING THE ENTIRE AMOUNT THAT WOULD BE OWED TO THE ASSOCIATION PLUS THE ASSOCIATION’S ATTORNEY’S FEES AND COSTS, AND ALL OTHER FEES AND COSTS INCURRED BY THE FORECLOSING ASSOCIATION RELATED TO THE DEFAULT, UNLESS OTHERWISE AGREED TO BETWEEN THE ASSOCIATION AND THE UNIT OWNER. THERE IS NO RIGHT TO CURE THE DEFAULT OR ANY RIGHT OF REDEMPTION AFTER THAT TIME. IF THE DEFAULT IS SO CURED, THE PUBLIC SALE SHALL BE CANCELLED.
