TERMS OF SALE: NO UPSET PRICE. Property sold in “as is” condition to the highest bidder. Ten percent (10%) of the highest bid is payable in cash, certified or cashier’s check at the close of auction. Balance payable upon delivery of title. Potential bidders must be able to provide proof of their ability to comply with the 10% of bid requirement prior to participating in the public auction. The balance must be paid concurrently with the delivery of the documents transferring title. Purchaser shall pay all closing costs including escrow fees, conveyance and recordation fees and shall be responsible for securing possession. Pursuant to Hawaii State Law, the purchaser may be responsible to pay up to six (6) months of maintenance fees to the Association of Apartment Owners for delinquent maintenance fees at the time of closing. Real property taxes and maintenance fees shall be prorated as of delivery of documents transferring title.
