Property shall be sold in “as is” condition to the highest bidder with ten percent (10%) of the highest bid payable in cash, certified or cashier’s check at close of auction, the balance of the purchase price to be paid concurrently with the conveyance of subject property to purchaser. Purchaser shall pay the cost of conveyance, recordation and conveyance taxes and shall pay for and be responsible for securing possession of the property. Potential bidders must provide proof of ability to comply with 10% of bid requirement prior to participating in the public auction. Real property taxes and lease rent shall be prorated as of the date of delivery of title. SALE SUBJECT TO COURT CONFIRMATION.
